Set Appliance State:

Isolate Mains Power to appliance as per TOPs P4
Disconnect leads from fan
Remove two screws holding fan, slide fan out

Observation:

Inspect condensing heat exchanger flueways for blockages or restrictions, use a mirror & torch as necessary.
